The case for Pflugerville
Pflugerville's argument is geographic. It is the northeast suburb that is closest to where most people actually work, and the SH 130 connection south to the airport and to southeast Austin is a genuine advantage that Hutto and Georgetown do not have to the same degree.
It is also a different county. Pflugerville sits mostly in Travis County rather than Williamson, which means a different appraisal district, a different county tax rate and a different set of county services. If you are comparing a Pflugerville home to a Hutto or Round Rock home, you are comparing across a county line, and the tax math has to be run separately rather than assumed.
For investors specifically
Suburbs like Round Rock and Pflugerville have been offering materially better cash flow potential than central Austin, with reported cap rates in the 6.5 to 7.5 percent range.
