The five things that surprise people
1. Property taxes, every time
If you are coming from a state with an income tax, understand the trade you are making. Texas collects no state income tax, and it funds schools and local government primarily through property tax. A home inside the Hutto city limits carries a combined rate of roughly 2.0 percent of taxable value. On a $400,000 home with no exemptions that is about $8,020 a year, or $668 a month, on top of principal, interest and insurance.
This is the single most common reason a relocating buyer's pre-approval does not survive contact with an actual listing. Get your lender to quote payments with a realistic Texas tax escrow before you fall in love with anything. Full detail in our Hutto property tax guide.
2. Homeowners insurance
Central Texas gets hail, and hail claims have pushed premiums up substantially across the region. If you are budgeting from what you paid in another state, that estimate is probably low. Get a real quote on a specific address during your option period, not a rough figure. Roof age and roof material drive the number more than almost anything else.
3. The commute is a route decision, not a distance
Hutto is about 25 miles from downtown Austin, which sounds fine. In practice you have three options and they are genuinely different. US 79 west to I-35 is the free route and it is the slow one at rush hour. SH 130 is a toll road that lets you skip I-35 entirely heading south and east, and it works well, but daily tolls add up to a real monthly number that belongs in your budget. Or you work in Round Rock or Georgetown and none of this applies to you.
Drive your actual commute at your actual departure time before you commit to a house. Not on a Sunday afternoon. On a Tuesday at 7:30am.
4. Almost everything is new
Hutto's housing stock is dominated by construction from roughly 2005 onward, built by a modest number of production builders. That means good condition and efficient systems, and it also means floor plans repeat and trees are small. If you are coming from an older neighborhood with character and shade, this is a real adjustment. The exceptions worth knowing are Emory Farms, Creek Bend, and older Hutto near downtown.
5. The town genuinely commits to the hippo thing
The mascot is a hippo. There are painted hippo statues around town. The high school is Hippo Nation. Our brokerage is called Hippo Realty and there is a hand-forged hippo hanging outside our office on CR 135. Newcomers find this funny for about two weeks and then find themselves explaining it to visitors with a straight face.

Carmel Creek
Master-planned, built 2016 to 2022 by six different builders, so the floor plans actually vary. The most common landing spot for relocating buyers.
