What it has done to home prices so far
Here is the part most Samsung-themed real estate content leaves out.
Williamson County average home values fell 3.8 percent between 2025 and 2026, during active construction of a $17 billion facility inside the county. In the 78634 ZIP covering Hutto, average values are down roughly 6.5 percent year over year and days on market rose from about 66 to about 106.
That is not an argument that Samsung is irrelevant. It is an argument that it is one input among several, and that interest rates and housing supply have been larger inputs so far. Anyone telling you the plant is currently driving prices up in Hutto or Taylor is describing something the county-level data does not show.
Where the effect is visible
Demand pressure in the Taylor, Hutto and Round Rock area has risen and new supply has not fully kept pace. Development is responding: one 82-unit condo project near the plant, starting at $239,000, had presold 40 percent of its units. That is a real signal, and it is a signal about demand for new product at an accessible price point rather than about broad appreciation on existing homes.

So what should you actually do
If you are buying
Buy a house that works for your life and your budget at today's price, in a location you would be happy with if the plant did nothing at all. If the buildout lifts values over the next decade, that is upside you did not pay for. Paying a premium today against a forecast is how people end up underwater, and 1,500 permanent on-site jobs, while genuinely significant, is not by itself a number that transforms a county housing market of this size overnight.
If you are selling
Do not price on the Samsung story. Buyers in this market are not paying a speculative premium, and the county-level data does not support asking for one. Price on comparable sales, current competition and condition. Our selling guide covers the method.
If you are investing
This is the one case where the story has real substance, because the relevant time horizon is longer and the mechanism is employment rather than sentiment. Samsung Austin Semiconductor's operations supported 28,746 total jobs regionally in 2025 and generated $218.2 million in local tax revenue. Sustained employment growth supports rental demand over time.
Two cautions. Texas reassesses property at sale, so the tax line in your pro forma should model the post-sale basis rather than the seller's current bill. And the construction timeline has already slipped once, so build slack into any assumption tied to a production date.
